Define the investigation question
Gather earlier reports, drawings and information about observed changes. Record when signs were first noticed and where they occur. A photograph of a crack helps describe it but does not establish its cause. Discuss the investigation needed to understand foundations, ground and superstructure together. Any inaccessible areas should be clearly identified as limitations of the assessment.
Consider neighbouring structures
In terraced properties or buildings sharing a wall, the relevant structure may extend beyond the property boundary. Establish who will assess that relationship and which records of adjoining parts are needed. Agree access, documentation and communication beforehand. Do not assume a neighbour’s repair method can be reused: existing condition, earlier alterations and working space may differ.
Record temporary conditions and handover
A repair project includes intermediate stages in which the final structure is not yet fully effective. Agree who designs and checks these stages and what observations are needed during work. Specify the handover documents: revised drawings, relevant installation records and any monitoring reports. The calculation proposal should clearly address these interfaces. Work preparation and site supervision are not automatically included in structural calculations.
Practical checklist
- Collect earlier investigation reports
- Identify shared structural parts
- Agree responsibility for sequencing
- Ask for final revised documents
Advice on one repaired element does not assess the whole house or entire block.
